Welcome to RunComps, a property comparison tool for real estate professionals in Los Angeles, California. We value your privacy and are committed to protecting your personal information. This Privacy Policy explains what data RunComps (the "app", "we", "us", or "our") collects, how we use and protect that data, and your rights regarding your information. By using RunComps, you agree to the data practices described in this Policy. Users must log in via Google to access the app, which ensures only authorized individuals use RunComps.
Information We Collect
We collect only the information needed to provide our service. RunComps does NOT track any unnecessary user behavior or analytics (such as screen interactions or session lengths). Below is what we do collect:
- Account Information: When you sign in using Google OAuth 2.0, we receive your name and email address from your Google account. This information is used to create and identify your user account. We do not have access to your Google password or any other Google data beyond your name and email.
- User-Provided Data: When using RunComps, you enter property addresses and a search radius to generate comparable property reports ("comps"). We collect and store these inputs (the addresses and search parameters) in order to perform the requested analysis and to maintain a history of your searches for your account.
- Public Records Data: For each search you perform, RunComps retrieves real estate transaction information (such as recent sales or property transaction history in the specified area) from public records or third-party data providers. This data is about properties in the area you searched. It is read-only and displayed to you in your report. Note: This property data is not personal information about you; it's publicly available data related to the addresses you searched. You cannot edit this public transaction data via our app.
- Technical Information: We automatically collect certain technical details when you use the app. This includes data like your IP address, which is logged when you access RunComps. IP addresses may be used for security auditing, fraud prevention, and to comply with legal requirements. We may also collect basic device or browser information as part of routine server logs (e.g., time of access, browser type), but we do not use this for user profiling.
- Cookies and Session Data: RunComps uses cookies or similar technologies to maintain your login session (see Cookies section below for details). These cookies are strictly necessary for the service to function. Aside from session maintenance, we do not use any tracking cookies or gather analytics on your behavior.
How We Use Your Information
We use the collected information solely for legitimate business purposes to operate and improve the RunComps service. Specifically, your information is used to:
- Provide and Improve the Service: We use your input data (property addresses, search radius) along with public records data to generate the comparable property reports you requested. Your name and email let us personalize your experience (e.g., greeting you by name) and ensure the reports and search history are tied to your account. We may analyze aggregated usage trends internally to improve RunComps, but we do not profile individual users or track behavior for marketing.
- Account Management and Authentication: Your Google-provided name and email are used to create and manage your user account. This information lets you log in securely and ensures that only you can access your saved search history and reports. We might also use your email to send you important account-related communications, such as a welcome message, password-reset links (if applicable), or important service announcements. (We will not send marketing emails or newsletters without your consent.)
- Security and Fraud Prevention: Technical data like IP addresses are used to protect our service and our users. For example, we may use IP logs and other diagnostics to detect and prevent fraudulent or unauthorized activity, keep the app secure, and troubleshoot access issues. This helps us maintain the integrity of the platform for all users.
- Legal Compliance: We may use or disclose your information if necessary to comply with applicable laws, regulations, legal processes, or enforceable governmental requests. For instance, if we receive a lawful subpoena or need to enforce our Terms & Conditions, we might need to reference user data. We will only do so in accordance with the law and this Privacy Policy.
- No Advertising or Sale of Data: Importantly, we do NOT use your personal information for advertising purposes. We do not sell, rent, or share your personal data with third parties for marketing or monetary gain. Your information is used strictly for providing the RunComps service and as otherwise described here.
Cookies and Similar Technologies
Cookies are small text files stored on your device to help websites and apps function properly and remember certain information. When you use RunComps, we use a minimal number of cookies, strictly for operational purposes:
- Essential Cookies (Session Cookies): RunComps uses an essential session cookie (or an equivalent mechanism) to keep you logged in as you navigate through the app. This cookie holds a session identifier or token that links your browser to your authenticated session on our servers. It enables features like staying logged in across page views and accessing your account securely. These cookies contain no sensitive personal details beyond what's necessary for authentication.
- Cookie Consent: By using RunComps (and by agreeing to our Terms & Conditions), you consent to our use of these essential cookies. Since these cookies are necessary for the service, we do not provide an option to opt out of them without also disabling the core functionality of the app (for example, if you disable cookies in your browser, you will not be able to log in or use the service properly).
- No Tracking or Advertising Cookies: We do not use any non-essential cookies. This means we do not deploy analytics cookies, advertising cookies, or tracking pixels that follow your activities outside of the RunComps app. We do not gather data about your browsing habits or other apps. Our use of cookies is limited to what is needed for identity verification and session management.
Data Sharing and Disclosure
We do not share your personal information with others except in the limited circumstances described below. RunComps is currently a single-user experience (there are no features to share data with or invite other users in this MVP phase), so your data remains private and accessible only to you and our service providers as needed to run the app.
- Service Providers: We use trusted third-party service providers to host and operate RunComps. For example, our application and database are hosted on cloud platforms (such as Vercel and Neon) which store and process data on our behalf. We also use Google's OAuth service for authentication. These service providers may have access to personal information, but solely for the purposes of providing their services to us. They are contractually or legally obligated to protect your information and not use it for any other purpose.
- Third-Party Data Sources: When you request a property report, we query third-party APIs or databases to retrieve public real estate transaction data. In doing so, we do not send your personal information to those data providers — we only send the property search parameters (such as an address or area) needed to retrieve the relevant records. These providers are not given your name, email, or any account info from us.
- Legal Requirements: We may disclose your information if required to do so by law or in response to valid requests by public authorities (for example, a court order, subpoena, or government demand). We may also disclose information that is necessary to enforce our Terms & Conditions, to protect our rights, privacy, safety, or property, or those of our users or the public.
- Business Transfers: If RunComps is involved in a merger, acquisition, asset sale, or other business transaction, user information may be transferred to the successor or new owner as part of that deal. If such a transfer occurs, we will ensure the new entity is bound to protect your personal data in accordance with this Privacy Policy, and we will notify you of any change in data ownership or intended use of your information.
- We do NOT sell your personal information to any third parties. We also do not share your data with advertisers or other companies for their independent marketing or commercial use.
Data Storage and Security
Your data is stored securely and handled with care. We take industry-standard security measures to protect your personal information from unauthorized access, alteration, disclosure, or destruction. Here are key points regarding data storage and security:
- Hosting and Database: RunComps is built on modern cloud infrastructure. Our application is hosted on Vercel, and user data (including account information, search inputs, and retrieved reports) is stored in a Neon PostgreSQL database. Both Vercel and Neon employ strong security practices. All connections to our database and website are encrypted via SSL/TLS, which means data is encrypted in transit between your device and our servers. The database itself is encrypted and secured following industry best practices to protect data at rest.
- Access Control: Personal data stored in our systems is accessible only by authorized personnel who need it to operate or support the service. We restrict access to your information to employees or contractors who have a valid business need. All such persons are bound by confidentiality obligations.
- Encryption and Protection: We utilize encryption and secure protocols to safeguard data. For example, your session information is transmitted securely, and sensitive credentials (like authentication tokens) are stored securely. We also employ firewalls, monitoring, and other protective measures on our servers to prevent unauthorized access.
- Data Retention: We retain your personal information for as long as you maintain an account with RunComps and as long as necessary to fulfill the purposes outlined in this Policy. If you choose to delete your account or if we no longer need the data to provide the service, we will securely delete or anonymize your information, except to the extent we are required to retain it for legal or compliance reasons.
- No Absolute Security Guarantee: While we strive to protect your data, please understand that no method of transmission over the internet or method of electronic storage is 100% secure. We cannot guarantee absolute security of information. However, we continuously review and enhance our security practices to minimize risks. In the unlikely event of a data breach that affects your personal information, we will notify you in accordance with applicable laws and regulations.
Your California Privacy Rights (CCPA)
If you are a California resident, you are protected by the California Consumer Privacy Act (CCPA) (as amended by the CPRA) which grants you specific rights over your personal information. Even though RunComps is a small service, we are committed to CCPA compliance. This section describes your rights and how you can exercise them:
- Right to Know / Access: You have the right to request that we disclose what personal information we have collected about you. This includes the categories of information, the sources of that information, the business purpose for collecting it, and the categories of third parties with whom we share it. You also have the right to request a copy of the specific pieces of personal information we collected about you over the past 12 months.
- Right to Request Deletion: You have the right to request that we delete personal information we have collected from you (with certain exceptions provided by law). Upon a verified request, we will delete your account and the personal data associated with it from our active systems, unless retaining the information is necessary for legal or operational reasons.
- Right to Correct / Update: You have the right to request that we correct or update any inaccurate personal information we hold about you. For example, if your email address changes, you can ask us to update it (often by updating your Google account and re-authenticating).
- Right to Inquire About Data Use: You have the right to inquire about how we use your data. This Privacy Policy provides those details, but you may contact us for further clarification if needed.
- Right to Opt-Out of Sale of Personal Information: CCPA gives you the right to direct a business not to sell your personal information. RunComps does not sell your personal information, so this right is a formality in our case.
- Right to Non-Discrimination: We will not discriminate against you for exercising any of these rights. However, deleting necessary data may prevent us from providing the service.
